You don’t have to spend thousands of pounds on a home survey. There is a full range of property surveys available to home buyers. RICS property surveys are probably the best known on the market, but there are several other professional bodies who oversee survey reports too.

RICS Level 3: Building Survey

Who is this for?

Older properties – usually pre-1919 – that may be of unusual construction.
Larger, high-value homes, or properties that are known to be in poor or neglected condition.
Properties that have had extensive alterations or conversions.

What it includes:

The most comprehensive inspection available, including detailed observations and testing where appropriate.
In-depth analysis of the structure, materials, and potential hidden defects.
A clear breakdown of necessary repairs and estimated maintenance costs, crucial for negotiating.

The first survey stopped us from buying a complete lemon of a property and saved us what would have cost thousands to fix. His communication was excellent and his reports are thorough. We called Tim 09:00 Monday morning and he had completed the inspection by close of play that day, arranging collection of keys from the estate agent himself! Tim was personable, experienced and happy to answer any questions we had. The property is a renovation project and looks intimidating for a buyer. Tim was very responsive, he arranged the viewing with the agent, called me on the day to go through all my concerns about the house and explained to me in layman terms what was important and wasn't in the issues he spotted. His thorough inspection by going out and lifting the drains covers made him spot a major clog which is now being investigated. His report received few days later was outstanding with traffic light labelling of all issues and pictures illustrating specific area of concerns.
